Fall is coming rapidly We've had a nice summer during which we spent time enjoying the woods and lakes, and even played some golf. But the work on the house continues.
We're using 2x8 joists on the ceiling. They're sized to meet building code requirements for a possible future use as a 2nd floor.

After the floor joists are done its time to start laying OSB T&G flooring across them.

After the framing is completed the plumbers come in and start cutting holes for pipes. Here is the piping in our laundry and utility room.
Here is another view of the piping in the laundry and utility room. It is also the back side of the bathroom toilet area. Large piping is CPVC for hot and PVC for cold instead of copper. Pricing for larger diameter copper has gotten really outrageous lately. Even the 1/2 inch diameter copper pipe is more than a dollar per foot.

After Halloween I got on with the installation of the 115 BTU gas downdraft furnace on the ceiling of the hallway. One might note that the downdraft furnace pulls air off the high roof, blowing it down to the floor. Even when its 20 degrees outside and bay 2 hasn't been well insulated yet, this hot hummer makes it warm with plenty of heat left over. It is a high efficiency furnace with a plastic pipe for combustion air coming from outside and another for cooled exhaust air going out. The two black plastic pipes are for combustiion and exhaust air.
The downdraft furnace has a utility closet which will have drywall around. The furnace itself sits on a 2 inch concrete pad and 1 inch rubber pad, both to reduce noise. I once rented a house with a downdraft furnace mounted on plywood that acted like a sounding board. In the quiet of a night it was so noisy it was hard to sleep anywhere in the house. This furnace is much less noisy. The concrete dampens all vibration in the plywood, and the closet surround keeps noise in.
We have a jetted Jacuzzi bath tub which will be raised above the floor on a tiled platform. It's about a foot up so that a bather can see out the window while soaking. So far it's a wood frame. Tile comes later.

A couple of weeks are spent putting in wiring. The laundry/utility room will need 240 volt service for the compressor and clothes dryer in addition to the regular lights and plugs.
